48 new homes are currently under construction at Jack’s Point

Jack’s Point Realty have released their annual Real Estate Market Report for the area. It shows 2018 has been great year for sales volumes and property values at Jack’s Point.

In total, Jack’s Point boasts 424 built properties, and 48 currently under construction, with an estimated population of 1,060 residents.

The average house sale price continued to trend up rising 6% in 2018 from the previous year, and 10% from 2016. Strong demand for sections in 2018 saw values rise by 15% from 2017’s average sale price, and an impressive 31% from 2016.

Key features for both sections and house sales attracting the higher asking prices include proximity to open space, the predominant views and aspects, the standard of neighbouring homes, architectural design and high internal specifications.

Most sales – 96 of 100 homes – were sold via private treaty (fixed price, negotiation or tender), with the winter months of May, June and July being busiest for sales on both sections and homes.

Median sales prices were $1,240,000 for homes and $470,000 for sections. Most sections sold in the $400-500,000 bracket, followed closely by the $500,000 to $600,000+ price bracket. Of the 45 home sales, 35 sold for between $1 million and $1.6 million, while 10 homes sold for under $1 million.
